The FTG Properties (UK) – Terms of Service

1. Legally Binding Contract

This is a legally binding agreement. By using or booking any FTG property or service, you explicitly agree to these Terms in full. No verbal statements, promises, or representations by anyone override this document. All rights, discretion, control, and decisions rest solely with FTG.

2. Strict Disclaimer of Liability

FTG, its owners, officers, employees, agents, and affiliates are fully and permanently excluded from any and all liability for:

  • Injury, loss, theft, accident, property damage, fire, water leak, electricity issues, internet outage, mold, pests, or force majeure

  • Death or personal injury unless directly caused by gross negligence of FTG (as proven in a court of law)

  • Any issue caused by external contractors, vendors, or neighbouring properties

  • Any unavailability of the property, delay in check-in, or third-party booking error

  • Any expectation not explicitly confirmed in writing by FTG

You waive all rights to claim compensation or damages against FTG. Period.

3. Non-Tenancy License

All stays are governed by a short license to occupy, not a tenancy. You gain zero tenant rights, zero long-term occupancy protection, and FTG may revoke access at any time, without refund, for breach or security reasons.

4. Absolute Payment Enforcement

  • Full prepayment is required unless otherwise agreed in writing.

  • No payment = No stay.

  • No refunds. No disputes. No exceptions.

  • FTG reserves the right to retain full payment if you breach these terms, cancel, leave early, or cause issues.

5. Your Responsibility, Not Ours

You agree that YOU are fully responsible for:

  • All property conditions during your stay

  • Any damage, misuse, cleaning issues, or unauthorized guests

  • Immediate payment for any breach, issue, or loss caused

  • Keeping the property in original condition

  • Any violation of building rules, council regulations, or fire safety

FTG has no duty to warn, assist, or intervene beyond what is legally required.

6. Zero Tolerance – Immediate Termination

FTG has the unilateral right to terminate your stay with immediate effect, no refund, if you:

  • Break house rules

  • Cause complaints or reputational risk

  • Are suspected of illegal, disruptive, or unsafe activity

  • Refuse access or fail to comply with instructions

  • Create any situation FTG deems unacceptable

7. Indemnity – You Cover Us

You agree to fully indemnify and hold harmless FTG from any claims, damages, costs, legal fees, or liabilities that arise from your use of the property, including any actions by your guests or third parties.
You pay everything. We pay nothing.

8. CCTV, Monitoring & Entry

  • You agree to be monitored via CCTV, sensors, smart locks, and staff reporting.

  • You waive any privacy claims.

  • FTG has the right to enter the property at any time with notice (or without notice in emergencies or suspected breaches).

9. Governing Law 

This contract is governed exclusively by the laws of England and Wales.
Any legal dispute shall be resolved only in the courts of London. You waive all other jurisdictions, mediation options, or class actions.

10. Entire Agreement – No Loopholes

This is the final, complete, and exclusive agreement between you and FTG.

  • No side agreements, no verbal promises, no “he said/she said” stories are valid.

  • No interpretation, mistake, or delay invalidates any clause.

  • FTG’s rights remain intact regardless of any non-enforcement.

11. You Accept Everything – Or You Leave

If you disagree with any clause in this agreement, you must not book, enter, or use any FTG property. Booking or entering means full legal acceptance.
